In the Estates
Being an architectural design firm, one might mistakenly think that Storybook is exclusively geared to complex sites & infill developments, when in fact many of our homes are custom designed for the mainstream housing estate market. Working closely within developer guidelines we create distinct homes within any estate, providing a much needed break in the often repetitive architecture on offer from the major building companies. Consistent with our Individual Design approach, when Storybook have two or more homes within an estate, every home is different! We actually compare one home to the other to emphasise the differences so each home maintains it’s uniqueness & can be the stand out home within the street and the estate. Nothing is worse than having the same home or close variation just around the corner, sometimes even next door and it’s quite common for a builder to flood an estate with multiples of the one design. With Storybook, this just never happens. History has shown us that it is the ‘one of a kind’ high character home, ‘the exception to the rule’, that purchasers respond to so favourably. Modern Clean Lines, but packed with Character. This skillion inspired contemporary home looks great from all angles. Designed for indoor / outdoor living, the alfresco area is accessed via wide bi-fold doors with access from both the living & the meals areas. Celestial windows orientated towards the north maximise solar gains throughout the open living space with a high 3.3m cathedral ceiling giving things that architectural storybook feel.

Hampton Manor Under Construction
Here is a comparison of a Storybook Under Construction (pictures sent to us by the owner) to some of the 3D design perspectives. Although this job is still in its early stages, you can really see how the building is coming together and how close the proportions of the built form match our draft perspectives. It still amazes me, seeing our 3D images turn into reality. It is a great help to our clients knowing what a design is going to look like before it is built and removing some of the uncertainty often associated with the building process. Although not our clients first preference, we adopted a tiled roof in this instance to meet council’s strict heritage controls. With minor tweaks and concessions made along the way (required during the planning permit phase) we remained positive a great design would result and here is the proof. Modern & Beachy
Here is a sloping site design for a property with a cross-fall, difficult access, existing vegetation and north to the side. The client’s wishlist included photos of several storybook homes, some with gables, others with skillion & flat roofs, but all with a mixture of materials. Using this as inspiration together with their living requirements (zoned living, 3 bedrooms & study, open kitchen living meals etc..), we created this very modern & beachy split level design. The attached garage & nearby entry provide access to the top level which houses the main living area, kitchen & meals, master bedroom with ensuite & large walk in robe, parents retreat (come study). Downstairs we have an additional 2 bedrooms, laundry & bathroom and a rumpus room with access to the back yard. All living areas are positioned towards the north with views to the rear of the site. An open entry connects all main areas and careful room placement has avoided long hallways maximising functionality. As with almost all Storybooks, there are a number of cathedral ceiling throughout the home, a large altresco area off the living and meals & access to the yard via an optional stair from the upper level to the back yard.

Time to get some 3D Perspective
3D modelling is merely a tool we at Storybook use in the development of ideas to aid in creativity and to help convey our ideas & solutions to our customers. It has allowed us as designers to be more experimental with new concepts, exhaust alternative options and finally narrow down our chosen design solution as the one which we feel is the most desirable. Now used just as an expression, I still remember sitting down at the ‘drawing board’ drafting plans and preparing designs. Every change was tedious and time-consuming and great thought had to be given to an idea before putting it on paper, due to the incredible time involved to get it right. In this regard not much has changed. Where the paper has been replaced by a computer screen, the number of things to consider has grown significantly and so has the time required to produce a great design. Constantly weighing up budget considerations, council requirements, access, outdoor living, new materials, overlooking, bushfire and solar access requirements, every home we do is tailor-made. There are no short cuts and although some designs just seem to come together effortlessly, this is the exception rather than the rule. Although I still wear my battle scars with pride (my many permanent tattoo’s left from a misguided drafting pen shaken within an inch of its life, just so the ink would flow), I am grateful we have the technology & tools we have today.

White House Floor Plan
Hello all, here is an old favourite we affectionately refer to as the ‘White House’. This home has been the inspiration of many a client over the years and although we literally have hundreds of variations to this design, we thought we’d post one of the most economical floor plans suited to this look for all to see. The home is 4 bedrooms, has a covered alfresco, 2 bathrooms, open kitchen / living / meals, cathedral ceilings, dormer windows, optional carport & fireplace and the classic Storybook Cottages Look. A small study nook at the top of the stairs allows for the family computer or homework area for the kids. The separate entry allows for easy access into all areas of the house without having to go through the living space. A large walk in robe, master bedroom and ensuite completes this budget floor plan. Obviously on our system, a design like this can be modified endlessly and suited to your budget & requirements. The home featured below will suit people with budgets around the $200,000 mark, completed on our Standard Storybook System.

Little House by the Sea
Here are some photos of a home that was designed for a lovely couple in a seaside suburb of Sydney. A prolific blogger herself, one of the owners Loretta, has an incredible flair for design and an eye for detail. In her blog she goes over the whole building experience from the original land purchase to building their dream home, their ‘Storybook Cottage’. Naming the home ‘Seaesta’, these clients obviously have a passion for design and all things beautiful. “We looked at every display home on the market, but the block was only 9.5 metres wide, so it really limited the houses we could choose from. My real passion came in the shape of traditional style homes and I scoured the net for hours looking for an option we could afford. I finally came across Storybook Cottages on the Mornington Peninsular in Victoria. Once I found them I couldn’t get my head around building anything else, I felt if we went with a display home I would always think “what if” we had built a Storybook. Firstly we have Scott Tannahill in Geelong Victoria (featured above in front of our iconic Storybook Beach Home). We have a long history with Scott having built many Storybook Homes over the years, probably into the hundreds, as a Storybook Preferred Carpenter – he even worked on our own Storybook Head Office. With a vast building experience, Scott is moving into the service side of construction and drawing from his vast building knowledge, he will be servicing customers in the west of Victoria. Next we have Zelko Mandić. Born and bred in Canberra, his customer service background, management abilities and experience in the property market makes him perfectly suited to be our Storybook Canberra representative. A Storybook Extension
Here is an example of a previous Storybook home owner coming back years later for an extension to their home, which we’re more than happy to do. The original home achieved a ‘beachy contemporary feel’ due to the use of stainless steel wire balustrading, exotic grasses, rocks, brush fencing & wide timber decking. The extension aims to carry on this feel while providing additional room for the client’s needs. Of course Storybook extensions are not limited to previous Storybook Homes. Every year we take on a number of extensions to existing homes of all styles and ages. Our extensions are incredibly cost effective and add great beauty and value to an existing home. Evolution of a Design
Here is an example of how a home design can evolve from an initial concept through to the final design. As with many of the initial designs we prepare for our customers, our interpretation of their wants and desires “their wishlist” is subjective, often dependent on the client’s own ability to clearly convey their ideas. When we turn their often ‘fuzzy’ ideas into a tangible design, their ideas ‘now solidified’ can change. This should not be too surprising. Many of our future dreams are vague & intangible and we have to be flexible and open to change in order for these dreams to actually manifest into reality. Take the dream of a new car for example. You may know the make, the specifications, the colour etc. of the car you’re dreaming of, but you may not be thinking of the running costs, availability, fuel consumption or practicality.. You may now have 2 kids, a dog & a mortgage and the dream of a new Ferrari is no longer realistic. Being flexible allows you to consider a second hand car, a similar style but different make, another colour and so on. Your dreams don’t have to die, just change. For many people, letting go or changing long held dreams is incredibly difficult, but we all have the ability to do so.

Burrawang Beach House Takes Shape
We took a quick visit to site yesterday to see the progress of the Burrawang Beach House which is now taking shape. A very difficult site, three-dimensional building envelope imposed by the developer and restrictive council requirements all had an influence in the result. The client’s brief included a photo of a beach-house with a tiered roof line, which was used as inspiration.. Following a recommendation from a previous Storybook client, we were approached to help them fulfill their dreams and work with their ideas. As the clients thoughts developed, the design was altered right up to construction, even changing the internal roof shapes to accommodate a piece of furniture the clients purchased for the home. Where possible, Storybook always incorporates our clients ideas, never forgetting who the home is actually for. You would be surprised how many design professional disregard client ideas and resist client involvement – we are clearly different in this regard. Although we always maintain design integrity & advise clients on the most efficient way to achieve a result, they are ultimately in charge. Below I’ve included some construction pictures and some of the original 3D perspective drawings of the home. This is still in the very early stages of construction but you can already see the makings of a wonderful architectural home.
Design of April 2013
We’re at the end of another month & I’ve only just added our last months Design of the Month. So in the interests of keeping up to date, here is the Design of April. This home is one of my all time favorites. A triangular shaped lot with dual access points, a slope towards the main street, stunning water views, quite restrictive council requirements, maximum height constraints and so on, this one was nothing short of a challenge. With a relaxed coastal feel the objective & the need to maximise the views, a T-shaped footprint was adopted to provide solar access into the living areas, views from the most important areas of the homes (namely living, kitchen, meals, master bedroom & entertaining decks. In order to complete the picture, we painstakingly recreated in 3D the neighbouring homes, helping the owner assess the home in its environment. This home I feel is the right mix of traditional clean shapes and a beachy / coastal aesthetic.

Coastal Hills
Driving around the hills today around the coast, I came across a home we did a little while ago and thought I’d take a quick pic. This home was built a few years ago and the gardens are beginning to look established. The design brief in this job was to achieve a traditional coastal feel reminiscent of the older landmark homes in the area. Being a sloping site, a split-level option was adopted. By entering on the mid level, the owners can access their living area (on the upper level) in only a matter of 6 steps. This stepping, although complicated from a design point of view, creates some interesting architectural features and shapes within and outside the home. The benefits are that the views can be achieved from the living areas, solar access can be gained, the entry into the home is efficient and cost-effective, driveways are not too steep and an open plan feel can be achieved. With a desire to make the home as energy-efficient as possible, we worked hard with the client to balance aesthetics with efficiency. Eaves , window covers and verges were calculated at the most suitable overhang for each window, double glazing and insulation determined for the best outcome. Another trip out to site today to see the progress of the Koornalla House project. Although it is difficult to get a great photo with my iphone, I think you can get the general idea. If you take a look in our gallery of images, you can see how this job has progressed. From our first design Koornalla House I, to Koornalla House II together with other amendments made by our clients during the plans and permit phase, the house has evolved with our clients as every good project should. Although it is difficult to work around changes, we ensure we are flexible enough to accept our clients ideas and integrate them into the design, guiding them to ensure the home remains beautiful and balanced….

Building the Dream Nearing Completion
Hi all, this week I thought it would be good to take a look at our Manna Views on site progress and I’m impressed with the result. Although there is still some way to go, you can really get a feeling for how the finished home will look… The owner’s attention to detail is evident. Using a mixture of imported products, natural finishes and a simple palette of colours, the interior of the home is stylish, sophisticated, dramatic and yet homey. The owner showed incredible ingenuity even travelling overseas to source baths, tiles, basins, furniture, bench-tops and the like at a fraction of the price they could be bought here in Australia. Although not every one of our clients in as resourceful as these owners, it shows how input from the owner can have a significant impact on the overall cost and finish of the home. The main contractor working on this project has built many Storybook Homes for over 20 years. Storybook has established many of these preferred trades for the benefit of our clients. We receive no kickbacks or advantage from these people other than an assurance that they will work closely to our estimated rates, build to the highest standards and look after our clients… Continue reading
Boundary Manor Changes
Hi all, thought we’d include some new images of the Boundary Road Manor design – one of our favorites. In response to our clients requests, things have been shifted around a little to better suit their needs. The master bedroom has been altered to include a more open ensuite & walk in robe area which is hidden behind a partition at the back of the bed. More glass has been added, additional storage, french doors and higher ceilings – now 2.7m on the lower levels, with the upper levels of course having cathedral ceilings. Often when making even minor changes, we feel it is necessary to redo 3D perspectives, despite the time involved in producing these, to better assess the effect the changes have to the balance and proportions of the home. Although subtle and possibly invisible to the untrained eye, minor movements of windows and walls can destroy the look of a home and small refinements can bring back a pleasing aesthetic. As with all jobs, we take the responsibility to ensure the home is beautiful as seen in the images included……

This modern skillion roofed Storybook shows how the clever use of light weight materials in the exterior of a home can positively contribute to its balance and appeal. By incorporating matrix cement sheet panels, weatherboards, horizontal corrugated colorbond sheeting & render, we create a low maintenance modern look. Simple roof forms have been deliberately adopted to achieve a clean contemporary feel. The home features an open kitchen / living / meals area facing the sun. Butlers pantry, theatre room, double garage, 4 bedrooms, library, dramatic entry & huge attached studio (which was designed to be optional). Changing Colours
Weatherboards offer the individual the opportunity to completely change the whole feel of their home with arguably the most cost-effective building material available “paint”. Nothing dates a home more than bricks and tiles. While fads and fashions change, even well designed homes are left behind (stuck in their era) when their bricks and tiles date. Remember the post war homes and their cream bricks! To modernise these homes the answer is often to render and that leads us back to painting, so why not start how you want to finish and use a paintable product which gives you the flexibility to change your home, giving it a new lease of life. During the design phase, Storybook often prepares colour alternatives for clients to make a decision. This is not fixed in stone, as the colour can be changed right up to lockup. Hi all, we have started off the year with a bang! Lots of new clients all looking forward to the year ahead and for many of them it will be their “Year of the House”. With our new Agency expansion underway, 2013 looks to be busy & prosperous, so my apologies for this delayed post. Homes of Stone and Wood
Whether you love the ‘Traditional Look’ or the ‘Contemporary Look’, many of our clients love the earthy feel achieved when mixing timber and stone. Luckily, modern products available today can deliver this feel without the ridiculously high price tag. In many of our projects, Storybook has used a mixture of weatherboards (often a low maintenance cement sheet cladding) and stone facings (often simulated stone products which are individually cast on actual rocks). The images below show the results of mixing these products to deliver that timeless earthy appeal and whether it is real or not, the effect is exactly the same. See if you can spot the difference.
The products shown include, James Hardie’s “Linea” boards, baltic pine weatherboards, hooblerstone & agthor stone. We find with many of these projects that the use of Stone in small features or up to a certain height delivers the best results. With Stone, less is more & the contrast from stone to weatherboards and the change in texture is an unbeatable combination. It is important to weigh up the additional costs using these products and the balance & proportion of these materials in the façade. Rocks used in landscaping which helps to tie the building into the landscape is also often overlooked and nothing looks better than when materials are mirrored in the landscape – something which can be done in the future if on a tight budget. We at Storybook love homes of stone and wood.
Design of December
2012 has been a great year and what better way to finish it off than with this wonderful addition to our Design of the Month – December Edition. This 4 bedroom home named “Manuka”, enjoys stunning rural views (exploited with the inclusion of a front breakfast deck), has a beautiful approach, huge northern alfresco & deck, awesome turret, open kitchen / living / meals, elevated sitting, stunning master bedroom with balcony facing the view & attached double carport. The total kit price was an astonishing $125,000 with an estimated completion price of $270,000 on our standard Storybook system.

Dragonfly Inspired
Here is a design inspired by one of our most popular cottages ‘The Dragonfly’. The original dragonfly was custom designed as a Bed & Breakfast Retreat with 2 attached guest suites. Upon a clients request, we embarked on creating the feel of the dragonfly with a floor plan better meeting the clients specific living & budgetary requirements. This Floor Plan shows an efficient use of space and incredible value for money at only $73,000 (lockup kit) and was presented to the client late in 2010.

South Beach Manor Kithome Design
As promised, here is another installment of our Kithome Design & Price Guide. This home was designed back in August 2011 & incorporated two stages to help with the client’s tight budget. Stage 1 included a three bedroom home with 3 living areas all with cathedral ceilings, verandahs, dramatic entry portico & a stunning appeal. All this for a kit price of only $75,000. Stage 2 added a master bedroom suite, additional verandah & carport and was planned to be built in the future as the clients family needs grew and the children got older. It actually makes a lot of sense to borrow less now, reduce your mortgage & add on later when the space is really needed. This approach helps many of our clients get into their first homes.

Low Maintenance Alternatives
The Low Maintenance home is now in reach. Long ago are the days of endless painting, scraping off flaking lead based paint, rotten boards, fading roofs and the like. We have come a long way with the availability of new long lasting paints (with 25 year or lifetime guarantees), rot free termite resistant & non-flammable cement sheet weatherboards, colorbond sheeting with increased ultra violet resistance, the list goes on…. With bushfire regulations now across Australia (varying with intensity in different locations & site specific requirements), the need for bushfire resistant materials has seen a flood of new products come onto the market. Along with being non-combustible, many of these products also possess a high resistance to the Australian Climate. Resisting cracking, warping, splitting, shrinking, rotting, termites and so on, the new claddings available are impressive. One of our favorites is the James Hardie Linea boards. These boards have all the properties for longevity with the added benefit of thickness. Although on the surface this seems insignificant, the increased thickness of the boards help to add to its solid look & the increased shadow line makes it almost indistinguishable from conventional heavy butt timber weatherboards – this product along with others are available upon request. Here is our second offering to the Design of the Month category & interestingly it’s an Extension! This dramatic traditional design is a renovation to an existing house located on a challenging site. Large expanses of exposed bedrock cover this heavily sloping block, so it was essential to use as much of the existing foundations as possible to control construction costs & deliver our client with the best value for money possible.
