Mount Helen House is a 3 / 4 bedroom home custom designed to suit the natural topography of the land. As is often the case, this site presented a unique challenge. A 3-dimensional building envelope, tight budget, cross-fall & covenant restrictions required the use of a high percentage of brickwork or alternative (subject to council approval). Careful attention was paid to minimising the cost of footings, excessive site cuts, access and supports required for the masonry. This can be a significant cost if not properly designed for in a Sloping Site Design or 2 Storey Home. Weatherboards have been included to the highest degree possible to meet the covenant requirements and to achieve the client’s preferred look which complements the rendered finish proposed.
All the main living spaces are conveniently located on the entry level, along with the master bedroom wing. This also allows for both an elevated living zone, but also a means of accessing the rear yard by way of a mid-level deck connecting these spaces to the land. Downstairs we have 2 bedrooms, a bathroom & large playroom and on the highest level an optional attic space over the garage. The design features Storybook’s trademark Cathedral Ceilings, High Pitched Gables, Interconnected Decks, Portico, Large Butlers Pantry, 2-way ensuite (to control cost) & Attic Space, not to mention a beautiful exterior. Camden House is a beautiful 4 bedroom home designed for a sloping site. This modern Hamptons design features a large open entry on the lower level, leading to bedroom 4 / study & oversized garage. Up the stairs, we find a large open living space, a kitchen with a servery window, butlers pantry and large laundry. Back towards the front of the home on this same level, we find the zoned master bedroom suite and another 2 bedrooms & bathroom via a rumpus area. A very livable house indeed & a great example of a modern Hamptons design.
This home was designed around extremely restrictive height & setback requirements and a lot of care was taken to provide rear access from the main living areas to a covered alfresco space. More often than not, mainstream builders have the tendency to use large site cuts on sloping sites, so owners end up with a home dug into the hill, walking out the back of the home to a high retaining wall 2m or 3m high. Storybook, on the other hand, design each home to specifically suit the existing site contours and find the optimal design solution for each unique site.
Rutland Manor is a 4 bedroom Hamptons Inspired Home with stunning appeal. The home features a large entry with an open stairwell. This leads down a few steps (following the natural contours of the site) to a beautiful open kitchen, meals living space with high ceilings and partly vaulted roofline, with northern windows to capture the winter sun. The master bedroom wing is well zoned towards the rear of the design and towards the street, we find a sewing room & office (or bedroom 4 for a larger family).
Upstairs the design features 2 large bedrooms (Bed 2 & Bed 3) together with a bathroom & sitting room leading out to an optional balcony, facing the rear of the site. The master bedroom is well zoned from the other bedrooms by way of a sitting room/parents retreat and is blessed with a large ensuite, walk in robe & window seat within the front facing dormer window. This design ‘being a custom home’ features a huge studio for the client to explore their creative pursuits. An open living, kitchen meals area at the rear of the home overlooks a pool & alfresco, leading to the backyard with a simple, relaxed facade.
Here are a few images of a coastal project currently under construction. The use of weathered rustic doors, timber panelling, wide cypress decking boards, cement weatherboards and colorbond cladding helps us to walk the fine line between traditional & contemporary. This project shows just how much freedom ‘Custom Design’ offers the individual to create their own ‘Dream Home’ – something those main stream builders just can’t do!
The owner’s brief for the exterior of the home was ‘Modern Queenslander’ and with 2 street frontages and a considerable amount of site slope this was a challenge. We worked closely within council limits, followed the contours to minimise site cuts / fills, designed comfortable driveway access, a detached 2+ car garage, huge living / kitchen / meals area, zoned master wing, generous northern decks, lots of verandahs & a grand entry. It’s great to see this ‘Modern Queenslander unfold and it is set to be an awesome one off gem which reflects the owner’s unique style and vision – I can’t wait to see how it all comes together.
Here’s the first iteration of a design for a cottage by the sea. A charming 3 bedroom home with a focus on style, efficiency & views towards the front of the site (in this case the water). Although this home features a compact living space, this is offset by the high cathedral ceiling in the living room and the openness of the living / kitchen / meals area which all looks out towards the views. Downstairs we have the master bedroom which also features a peaked ceiling. A 2 way bathroom off this area has been included as a cost saving measure together with the euro style laundry off the hall. Further cost savings can be made by way of staging the build, with a future bathroom upstairs which is adjacent to 2 more bedrooms and an optional deck off the back of the living space. An attached garage has also been included, which can be easily modified to become a 2 car garage.
